The Challenge
This Kalamazoo duplex had reached the end of its roof's life — age, poor condition, and active leaks made replacement unavoidable. When we got up there, we found 12 OSB sheathing boards with serious water damage, a clear sign that moisture had been getting in for some time. On top of that, the gutters were pulling away from the building and sloped incorrectly, channeling water toward the structure rather than away from it.
Our Approach
We knew this wasn't a patch job — it required a full tear-off and rebuild from the sheathing up. We replaced every damaged OSB board before laying down IKO Stormshield Ice & Water protection, IKO Stormtite Synthetic Felt, and IKO Dynasty shingles, a premium product built to handle Michigan's freeze-thaw cycles and heavy seasonal weather. The gutter situation was addressed completely as well, with a new seamless gutter system properly sloped and fitted with Gutter Rx screens to keep it maintenance-free.

The Transformation
The Kalamazoo duplex went from a leaking liability to a fully protected building with a roof and gutter system that will hold up for decades. The owners no longer have to worry about water finding its way in, and the new seamless gutters are doing their job the way they should — directing water away from the structure, not into it. It's the kind of complete job that gives a property owner real peace of mind.
